Rooftop development, airspace development, vertical extensions, overbuild and building up are just some of the terms used to describe the addition of extra floors onto an existing building.
Increasingly popular, partly due to the changes the Government made to permitted development rights in 2020, allowing the upwards extension of a building by up to two floors without planning permission. Larger extensions, where structurally achievable, are subject to regular planning controls.
Rooftop extensions in apartment and commercial buildings mostly employ Modern Methods of Construction (MMC), including lightweight timber and steel systems to create the additional floors above the existing building.
Ideal Lifts Limited specialise in installing passenger lifts within all modern methods of construction (Timber, Steel Frame and Modular) using our Ideal Lifts Frame System. For traditional block or concrete buildings, we can provide ultra-compact, space-saving lifts that can reduce the footprint of the shaft up to 200mm per floor.
The Ideal Lifts Frame System is an innovative stand-alone structure that negates the need for traditional block lift shaft construction. The Frame System also incorporates lifting beams and pit ladder whilst simultaneously removing the need for scaffolding.
Our Frame System integrates with existing buildings providing a seamless solution for the lift shaft extension.
Ideal Lifts are able to provide lifts which comply with your all requirements including:
Ideal Lifts has an open protocol policy, installing products, parts and components to our passenger lifts that are widely available.
A classic example is our telephone autodialler, which is a non-proprietary open protocol system and therefore does not require specialist equipment to re-programme new contact numbers enabling the lift to be maintained by other suitably qualified lift companies.
The closed-protocol autodiallers supplied by some lift providers are pre-programmed to phone their own office telephone numbers and cannot be re-programmed. We believe this practice is not within the interest of the eventual building owners.
A typical cost to the building owner to subsequently install a replacement autodialler could be £2000-£3000. During the period when the autodialler is being replaced the lift cannot legally be used without another means of communication, causing considerable disruption to the building users.
The Engineers Programme Console remains the property of the Employer and remains on site.
Building owners and those with bulk service agreements, or those wishing to seek alternative tenders for maintenance after the warranty period should take into consideration the above.
